NOTICE OF PUBLIC HEARING
BOARD OF APPEALS, CITY OF HUDSON, WISCONSIN
NOTICE IS HEREBY GIVEN, that the Board of Appeals of the City of Hudson, Wisconsin will hold a public hearing on Tuesday, November 29, 2022, at 5:00 p.m. to invite public comment in regard to the consideration of multiple variance applications by Reuter Walton for the properties of 307 & 321 Second Street & 100 Commercial Street, Hudson, St. Croix County, Wisconsin. The properties are zoned B-3, Central Business, and I-1, Light Industrial. These variance applications are related to a proposed mixed-use redevelopment project and include the following appeals:
- Landscaping reduction from 14 trees to 4 trees (City of Hudson Code §255-34(A)(4))
- Exceed maximum principal building height of 45 feet by 12.08 feet (City of Hudson Code §255 Attachment 2, Table of Dimensional Requirements)
- Exceed minimum lot area per dwelling unit by 29,329 sqft (City of Hudson Code §255 Attachment 2, Table of Dimensional Requirements)
- Allow elevator underrun pit 3 ft below the regional flood elevation (City of Hudson Code § 253-4.3(B)(2) and Wisconsin Administrative Code NR 116.13(2)(a)).
- Reduce fill extension from 15 ft to 0 ft (City of Hudson Code § 253-4.3(B)(1) and Wisconsin Administrative Code NR 116.13(2)(b)(2))
- Reduce the minimum rear yard setback of 25 feet to 0 feet (City of Hudson Code §255 Attachment 2, Table of Dimensional Requirements)
The meeting will be held in the City of Hudson City Hall Council Chambers, 505 Third Street, Hudson, Wisconsin, 54016. Citizens may also participate in the hearing by live video or over the phone by voice.
